Our Services
Our Standard Service is a comprehensive marketing and property management service for all Landlords. The service includes: the initial search for tenants, vetting of tenants, the on-going management of the property and checking the property if empty between lettings.
Our services include:
- Marketing your property through the local media and placing a “To Let” board outside your property (if required).
- Rental valuation using our expert knowledge of current local demand.
- Unlimited on-site viewing of your property until it is let. (J.M.B. Properties Limited always accompanies prospective tenants and so access to your property is carefully monitored and controlled at all times).
- Obtain satisfactory references through our licensed, experienced credit referencing company to include credit-scoring, finances, previous Landlords etc, for your added peace of mind.
- Regular progress reports to you on finding a tenant.
- The Tenancy Agreement drawn up and legally executed for you.
- Check in procedures with tenants to include co-ordination with all utility companies.
- Collection of the initial deposit, the first month’s rent and collection of a security bond to be held in a bonded clients account. The deposit and rent are paid to you (minus fees) along with a detailed statement for your records.
- Detailed information about insurance and guaranteed rental income policies.
- Compilation of a detailed inventory of your property including a Schedule of Fire and Furnishings Regulations.
- Regular inspections of your property throughout the tenancy and reports sent to you.
- Monthly collection of rent, and payment to you with a detailed statement (our fees and any pre-arranged maintenance costs will be deducted).
- Organisation of quotations and maintenance work if required. (We always confirm costs with you before any work is carried out).
- Efficient check out procedures at the end of the tenancy, re-check the inventory, dilapidation report and organisation of any maintenance work if needed.
- Re-marketing your property during the last month of your tenancy (if required) and re-negotiation of rent as approved by you.
- Organising relevant tax exemption paperwork for overseas Landlords.
- Check the property in-between tenancies – particularly important in winter.
- Purchasing, with your approval, replacement furnishings or appliances if needed.
What does the Standard Service cost?
For this comprehensive service together with our full property management service, there is a fee of 10% plus V.A.T of the monthly rental income. This service however, can be tailored to the needs of each individual Landlord, for example – finding a tenant only. As an example, for finding a tenant only, there would be a one-off fee of one months rent plus V.A.T. For further information, please do not hesitate to contact us.
